Fiesta Corporation began negotiations to acquire a single level 6,000,000 square foot underground sand mine, Crystal  City Underground (“CCU”), in 2005. After initial investigation and conformation that the property could be utilized for Fiesta’s proposed uses, Fiesta’s purchase was completed in the spring of 2007. 

Fiesta’s proposed use was an Olympic quality sports tournament and training facility. As a backup use Fiesta’s design included the ability to operate the facility as a High Bay warehouse facility. High Bay warehouse is actually the highest and best use. Fiesta believes that the absorption rate of their proposed Olympic facility would be much quicker, and more entertaining.

However...

Fiesta discovered in the summer of 2007, that there was a pending transaction on an adjacent property to CCU, being negotiated in secret, with City, County and State Officials to build an iron ore smelter and river port. This transaction has major impact on CCU because of its close proximity, possible pollution factors and the impact on an easement Fiesta has across the proposed smelter site. Because of this situation, Fiesta slowed down their development until the impact could be defined. 

Fiesta has determined that in all probability that a smelter and port of some kind will be built on the adjacent site. Because of this situation Fiesta has made the decision to relocate the main entrance to the facility at a different location. This requires the acquisition of additional properties for parking and access, facilitating the opportunity to develop industrial warehouse as well as the Sports facility. In addition, the adjacent site is now industrial with major Rail and Barge improvements planned.  Incidentally, the availability of those services, increase the value and absorption rate of Warehouse and Manufacturing space in the mine.

Fiesta’s plan is to develop a Mixed Use Industrial and Commercial facility by utilizing the highly desirable, temperature controlled, 6,000,000 net square feet of underground space in a manner that creates the quickest absorption of the space to prospective tenants and still creates a compatible relationship between the industrial and commercial users. As part of the plan Fiesta wants to acquire multiple properties, which can be incorporated into the facility and utilized to provide ancillary facilities that benefit the project and increase its’ viability.

While all of these properties are not essential, the acquisition increases the value dramatically and provides multiple opportunities to improve functionality and desirability. Some of these properties will be acquired with joint venture partners that will provide services and management of the properties, thereby relieving Fiesta of the entire debt load and responsibility. Some of these properties will be subdivided and sold by parcel to developers, with the applicable experience and capability. Examples of this would be a hotel operator, a condo developer, and a barge and rail port operator.

  • at $3.00/sqft + 5% of gross, or
  • at $4.50/sqft

20,000sqft - 49,999sqft

  • at $4.00/sqft + 5% of gross, or
  • at $5.50/sqft

5,000sqft - 19,999sqft  

  • at $6.00/sqft + 5% of gross, or
  • at $7.50/sqft
*All tenants shall be responsible for their own utilities, fire, & liability insurance.

*5 year term; thereafter, a Cost of Living (COL) increase , based on the Consumer Price Index (CPI),
& annual increases thereafter.

Core Improvements provided by Landlord       

  •  Concrete floors
  •  Fire rated perimeter walls
  •  All walls, ceilings, & pillars to be sealed or painted with washable product
  •  Sprinklers / standpipes as required
  •  2 Fire rated entry/exit doors per rental unit
  •  1 Fire rated steel roll up door 10' x 10'
  •  1 Accessible unisex restroom with up to 4 stalls or urinals
  •  Basic electric service as required (no fixtures), phone, cable, water, & sewer to space
  •  Air circulation Heat/AC to be provided by tenant if needed

Occupancy Requirements

  •  Approval of your financial statement and credit

  •  6 month rental reserve account collateralized at our bank for any new start up business

  • Occupancy permit and licenses as required by the applicable governmental agencies
